You all know about YouTube, but are you actually using it? Sure you may use it as a place to store your videos, but have you ever considered using it as a platform to showcase your homes and community lifestyle to potential homebuyers?

YouTube is actually the second most-popular search engine in the world, so the potential to grow your brand is substantial. When you consider the fact that people prefer to absorb information through videos rather than reading articles, all you need to do is step into the shoes of your target audience and ask yourself, “What questions do they have, and how can I answer them?” 

The simplest question I’m sure you’ve already answered is what do your homes and communities look like? And while your tour videos are great and give potential homeowners a chance to imagine themselves living in one of your beautiful homes (especially when they can’t visit in person!), if that’s the only content on your channel, then you're only using a fraction of YouTube’s potential! 

Like any social media network, the goal is to grow and retain your followers so when it comes time to purchase a home, your brand is first in mind. That may mean creating content that goes beyond a tour of the home. The good news is that you won’t actually need fancy bells and whistles to get started.

Think of some of your favorite vloggers and how their videos are set up. Most times, they are just facing the camera and are just talking about content. The format is relatively simple to duplicate, all you need to do is think about the content you want to produce, and how often you want to do it. 

When you have someone visit your model homes, what sort of questions do they ask? Are they curious about the surrounding area? Schools? Proximity to the freeway or public transportation? Every one of those questions is a great jumping off point for a video! However, if you’re still stuck, here are a couple video prompts to get you started. 

  • Q & A’s
    • The simplest, and most informative video is a Q & A! Try to keep these videos quick and informative so that your viewers’ questions are answered promptly. Have a lot of info you want to share about one specific topic? Consider creating an exclusive video that deep dives into everything a potential buyer would want to know! Here’s a great example of a simple, yet informative video.
  • Homeowner Testimonials
    • Why do your residents love your community so much? Give them a chance to share their story and why they chose to live there.It’s also a great way for potential homeowners to see the community from the view of someone who actually lives there.   • Amenity Tours
    • What makes your community unique to homeowners? Step out of your homes and take your viewers on a little tour of the area. Showcase the amenities you offer, as well as the proximity to everything they would love about living there! The Grove in Camarillo has a great amenity tour video you can reference.
  • Design Tips
    • One of the most exciting parts about buying a new home is decorating it to fit your personal style. Why not take some time to talk about new and exciting design trends, and how they would look in one of your homes. You can even take it a step further and create seasonal content, like how to decorate your home for the holidays! The Kinwoven Home has great examples to inspire you.
  • Home Buying 101
    • Are your clients first-time homebuyers? Help ease the stress of trying to navigate the waters by providing them tips about the buying process. People want to be guided by the experts, so why not show them all your expert knowledge? They may also want to know the specific process with your company, and want to feel prepared when it’s time to take the next step.

No matter what content you decide to make, be sure that it’s relevant to your brand and the needs of your potential clients! Also, since you took the time to create these videos, you can incorporate them into your social media marketing strategy by resharing them over the course of the year. 

It may seem scary at first to create video content, but don’t worry. With practice, you’ll be a pro at knowing what your audience wants to see and get even more subscribers. Happy recording!
